Did you know that you can now have two houses on your property?

Under the new planning scheme for the Sunshine Coast, if you have a lot in the rural zone or rural residential zone you may have a secondary dwelling with a liveable area no greater than 90m², plus patios, decks, carports or garages.

Where located on a lot in another zone, for example residential zone, you may have a secondary dwelling with a liveable area no greater than 60m², plus patios, decks, carports or garages.

 

Note, the dwelling house and the secondary dwelling can have a combined maximum site cover of 50%. And at least one car parking space needs to be provided for the secondary dwelling, in addition to requirement for the dwelling house.

For the Brisbane area, the planning scheme rules are different. Unlike the Sunshine Coast, you may only have a secondary dwelling if it is to be used by the same household group, ie. there is no provision for it be rented out.

 

The following is an overview:

  • Secondary units can have a GFA of no more than 70m2

    • The new Planning Scheme increases the GFA up to 80m2 for secondary units

  • Secondary Dwellings must be no further than 20m from the main dwelling

  • Secondary dwellings must be used by the same household group

    • Brisbane Council have been sending out show cause notices to secondary units that are rented on their own tenancy agreement
